Spec note: low footfall, high perception value, tight sqm budget
For Citizenship-by-Investment (CBI) passport offices and 80–200 sqm back-office suites in Castries, St. George’s and St. John’s, the flooring brief is unusual: visitors judge credibility in the first 10 seconds, but the client is a government sub-contractor working on a fixed fit-out cap.
What we specify
- Front desk + waiting lounge: Tefloor 500×500 mm PVC-backed nylon carpet tile, 450–550 g/sqm pile, B1 fire, 6.5–9.9 USD/sqm. Zone laid in 2 tones for wayfinding.
- Caseworker rows + printing corner: Tefloor dry-back LVT 2.0–2.5 mm, 0.3 mm wear layer, glue-down. Cheaper than carpet tile, survives chair castors, easy to mop in hurricane-humidity.
- Server closet / archive: 2 mm PVC sheet rolled, welded joints, anti-static option.
Procurement logic
Carpet tile MOQ 100 sqm, LVT MOQ 100 sqm — a 160 sqm office can mix 3 SKUs in one 20GP shared with another island project. Ask factory for R10 slip, FloorScore-equivalent (or CN GB/T 4085 + low VOC decl.), and carton labels in EN. Peak season lead 15 days ex-Wuxi; ship to Port of Spain transship or direct to Kingston then feeder.
