Uruguay is the highest average ticket in the Spanish-speaking LatAm office segment. Montevideo’s regional HQ occupiers — pharma, SaaS, regional banks, UN agencies, Mercosur trade desks — buy on 30-year NPV of the floor, not square-meter price. They also care about design provenance: a Montevideo CPO will ask who printed the decor film.
Our spec for a 1,200 m² regional HQ in Puerto Madero or Carrasco business belt:
- 80% Tefloor D LVT click / dryback, 4.5–5.5 mm, 0.55 mm wear, matte ceramic-bead UV — boardroom, open plan, client path
- 15% Tefloor D carpet tile (50×50, solution-dyed nylon face, PVC back) — focus pods, legal review rooms, HR
- 5% Tefloor D SPC — café bar, terrace transition, bike-room threshold
We almost never specify broadloom PVC here. Uruguayan EHS and FM teams treat LVT with EPD + NSF/ANSI 332 as table stakes for a LEED v4.1 submission.
Why LVT over SPC in most rooms? Acoustic comfort and underfoot warmth — Montevideo winters hit 5 °C, and SPC reads “cold” to a European-style tenant. SPC is the pragmatic choice only where a window wall leaks or a roof drain backs up.
Procurement manager tip: stock Montevideo warehouse with 2–3 “house” LVT SKUs (oak grey, concrete taupe, navy carpet-visual) so a 48-hour change-order from a regional CFO doesn’t blow the GFA fit-out schedule.
