Kazakhstan — Astana & Almaty Grade-A Offices (where Shantex/山花 reps already circle)

Procurement note: -35 °C subfloor swing, 8–12 yr lease specs, rival brands already pitching

Astana Grade-A towers (Abu Dhabi Plaza, Talan Towers back-offices) and Almaty’s Alatau City district share one hidden killer: concrete screed that moves with seasonal RH swing from 20% to 70%. Click flooring that passes EN 434 at 80 °C but not cyclic freeze-thaw will gap by February.

Tefloor spec we issue

  • Open floor (analyst rows): SPC 6.0 mm rigid core, 0.5 mm wear, IXPE 1.0 mm attached, Unilin click. Dimensional stability ≤0.08% (EN 434), curl ≤1.2 mm post-heat. 6.8–8.8 USD/sqm FOB.
  • MD/partner zone: LVT 2.5–3.0 mm dry-back, 0.5 mm wear, glue-down over primer — better heel-mark resistance than SPC in narrow Italian loafers.
  • Reception/lift lobby: carpet tile 500×500 PVC back, solution-dyed nylon 6, B1/Class Bfl-s1, 2-tone grid for wayfinding.
  • Tech/comms room: 2 mm anti-static PVC tile, 10⁶–10⁹ Ω.

Buyer tactics

Shantex reps will show you 18 SKUs; cut to 3. Tefloor MOQ 100 sqm/SKU lets you trial 600 sqm Astana pilot + 400 sqm Almaty satellite in one 20GP. Require -20→+50 °C stability declaration and KazEcoDecl equivalent (use CE+EN 13501-1 bundle). Cartons max 22 kg — Kazakh cranes are fine, but old Soviet elevators are not.
